Sections 8 and 21 of the Housing Act 1988 are minefields for the uninitiated. Missing a step in the process may be fatal to your client’s claim for possession. Understanding the grounds available, prescribed requirements and the makings of a valid notice are all crucial to delivering a high-quality service to clients. But the fun does not stop there. Once the Court grants a possession order, it may need to be enforced – and that is not without its difficulties. Lest we forget that change is on the horizon with the Renters’ Rights Bill seemingly mere moments away from receiving royal assent. This session aims to provide an overview of four key areas in the context of residential possession proceedings: s. 8 evictions; s. 21 evictions; enforcement; and the Renters’ Rights Bill.
